Terms and Conditions

  1. The intending Allottee has applied for the registration as a member for allotment of a plot with full knowledge and subject to all laws, notifications and rules applicable to this area, which have been explained by the promoters and understood by applicant / allottee.
  2. For preferentially situated .plots extra charges as applicable will payable by the intending allottes (s).
  3. The promoters shall have the right to effect suitable and necessary alternation in the layout plain, if and when found necessary .which involve all or any of the changes, such is change is the position of the property change in the number etc at Proposed Scheme-ll To implement any or allo if these changes supplementary agreement, if necessary, will be executed. If these are any increase/decrease in the areas, the revised price will beapplicable at the original rate at which the property at                                                                                                          .
  4. The intending Allottee (s) is entitled to get the name of his/her nominee (s) submitted in his/her place with the prior approval of the pomoters, who may in its sole discretion permit he same on such condition as it may deem fit.
  5. The time of payment of installment shall be the essence of this Agreement. It shall be incumbent of the intending Allottee (s) to comply with the terms of payments and other terms & conditions of allotment and sale. In case the installments are delayed, the intending allotment (s) the interest, calculated from the due date of outstanding amount® 21% per annum compounded at the intending Allottee (s) fails to pay the installment with interest, the promoters shall forfeit the amount paid by the intending allottee and the allotment shall stand cancelled and intending allottee shall be left with no lien on the Plot at Proposed Scheme the maximum period for the delayed payments is two month.
  6. All taxes whether levied of leviable in future on the property shall henceforth be borne by the intending Allottee.
  7. The intending Allottee (s) of the property/properties shall pay either in lump sum or as decided by the promoters the money / monies for maintenance of the township. The amount shall be payable by the intending Allottee (s) in the manner and when demanded by the maintenance Company society to their terms and conditions.
  8. The sale deed shall be executed and got registered in favour of the intending Allottee (s) within the reasonable time after the other connected charges. Cost of stamp duty and registration charges etc. as applicable will be borne by intending Allottee (s).
  9. That failure in paying 3 continues installment may attract the conciliation of booking.
  10. The intending Allottee (s) shall comply with all legal requirements for purchase of immovable property, within specified time, after execution of the purchase agreements herein and sign all application, form, affidavits, undertaking etc. for the said purchase. This includes in particular the requirements of section 296 UC of the income tax Act if so applicable, intending Allottee (s) will be sign.
  11. The intending Allottee (s) agrees that the possession of the said Plot at Proposed Scheme shall be taken within 30 Days from the date of final notice for possession failing which if would be presumed as the deemed possession by the allottee. However, the allottee shall be liable to pay, apart from usual maintenance charges, holding charges @ Rs. 5/- per sq. ft. / per yard per month for the period of such delay until the date when pbssesion is taken over by the intending Allottee (s).
  12. The intending allottee is aware that the said property is due for approval from the concerned govt. department. And only upon final approval from said department will be allocated to him/her. The above is not in scope of the promoters and clause (3) will come into effect in case of any unforeseen delay or decline.
  13. The allotment of Plot in Proposed scheme is entirely at the discretion of the promoters and the promoters has right to reject an after without assigning any reason thereof.
  14. Jaipur Courts alone shall have jurisdiction in all matters arising out of touching and/or concerning this transaction. I /We, the above applicant (s) do hereby declare that the above particulars / Information given by me / us are and correct to the best of my / our knowledge and nothing has been conciliated therein.
  15. Any cancellation of booking by the applicant issubject to cancellation charges @ 10% of agreement value.
  16. It is here by declared that if allottee gets the plot as corner or specific location then additional charges will be 10% of original Booking
  17. EDC/PLC shall be Payable extra.
  18. Booking Amount is Non-Refundable.
  19. To Transfer from the booking up to execution of Agreement will be free of charge there after a charge of rupees 75 per Square Yard will be charge for every transfer.
